A Personal Service From Start to Finish

We’re deliberately different from many of the large volume conveyancing firms.

Many conveyancing providers operate a factory-style model where clients are passed between different departments, case handlers and teams throughout their transaction. While that approach may suit some people, it’s not how we believe property transactions should be handled.

As a smaller, experienced team, you’ll have a dedicated conveyancer who remains your primary point of contact throughout your transaction. You’ll know who is dealing with your matter, and they’ll get to know you and your circumstances.

We believe excellent conveyancing is about far more than processing paperwork. It’s about providing practical advice, identifying issues early, communicating clearly and helping clients move home with confidence.

Your Trusted Residential Property Team

Property transactions are often one of the largest financial commitments you’ll make. Choosing the right conveyancer can make the difference between a smooth move and a frustrating experience.

Our Residential Property team advises buyers, sellers, landlords, investors and homeowners across Essex, Suffolk and beyond, helping clients navigate every stage of the process with confidence.

We understand that every transaction is different. Some clients want regular updates and reassurance. Others prefer a more hands-off approach and simply want us to get things done efficiently. Our role is to support you in the way that works best for you.

Whether you’re purchasing your first flat, selling a family home, remortgaging your property or transferring ownership of a property between family members, we’re here to help.

How Can We Help?

Our Residential Property team regularly assists clients with:

  • Freehold sales and purchases
  • Leasehold sales and purchases
  • First-time buyer transactions
  • Remortgages
  • Transfers of equity
  • Buy-to-let purchases
  • New build purchases
  • First registrations

Buying or selling a property can feel overwhelming at times. That’s why we work proactively with estate agents, mortgage brokers and other parties involved in the transaction to help keep matters progressing wherever possible.

More importantly, we’ll tell you about potential issues before they become problems and help you make informed decisions at every stage of the process.

Why Choose Aquabridge Law?

  • You’ll Deal With The Same Person

One of the most common frustrations clients experience with conveyancing is being passed from person to person and never knowing who is actually dealing with their transaction.

At Aquabridge, you’ll have a dedicated conveyancer who remains your primary point of contact throughout your matter. You’ll receive consistent communication, familiar contacts and a service focused on quality rather than volume.

  • Clear, Honest Communication

Buying and selling property can be stressful. We keep you informed throughout the process and explain legal issues in plain English, without unnecessary jargon.

  • Practical Advice

When issues arise, we focus on finding solutions. Our role is not simply to identify problems, but to help you navigate them and keep your transaction moving wherever possible.

  • Modern Systems

We use modern technology and digital processes to make transactions quicker, more efficient and more convenient for our clients.

  • Quality Over Quantity

We’re not a volume conveyancing factory.

We manage sensible caseloads so that we can provide a higher level of service, respond promptly to clients and focus on achieving successful outcomes rather than simply processing the highest possible number of transactions.

Frequently Asked Questions

How long does conveyancing take?

Every transaction is different, but a typical freehold sale or purchase often takes between 8 and 16 weeks. Leasehold properties, new builds and more complex transactions can take longer. We will provide realistic timescales and keep you updated throughout the process.

Do I need a conveyancer to remortgage my property?

Most lenders require a legal professional to act on their behalf when a property is remortgaged. We can guide you through the process, deal with your lender and complete the legal work efficiently.

What’s the difference between freehold and leasehold property?

A freeholder generally owns the property and the land outright. A leaseholder owns the property for a fixed period under a lease and will often have obligations to a landlord or management company. Leasehold transactions usually involve additional legal work, which is reflected in the fee structure.

What additional costs should I budget for?

In addition to our legal fees, there may be costs such as searches, Land Registry fees, bank transfer fees and Stamp Duty Land Tax (where applicable). If your property is leasehold, there may also be fees charged by the landlord, managing agent or management company, for example, for providing management information packs or dealing with notices and certificates. We will provide a detailed quotation at the outset so you have a clear understanding of the likely costs before you proceed.
