Conveyancing Fees

We may charge different fees for different transactions as follows: –

Freehold Sale

The conveyancing legal costs will range from £1,000 plus VAT for a sale up to £250,000 and £1,000 plus VAT at 20% to £2,500 plus VAT at 20% for a sale between £250,000 and £1,000,000.

Plus, disbursements of: –

  • Official title registers, title plan and any documents £6-£12 plus VAT at 20%
  • Electronic Bank Transfer fee per transfer £30.00 plus VAT at 20%
  • AML ID Check per name (for sale only) £4.50 plus VAT at 20%

Freehold Purchase

The conveyancing legal costs will range from £1,000 plus VAT at 20% for a purchase up to £250,000 and £1,000 plus VAT at 20% to £3,500 plus VAT at 20% for a purchase between £250,00 and £1,000,000.

Plus, disbursements of: –

  • Search fees are approximate, as depends it on the location of the Property, includes Local search, Drainage & water search, Environmental search, Plansearch and Chancel check, AML ID check for purchase only £400 inclusive of VAT at 20%
  • Land Registration fee – as scale charges depending on value of property and range from £20 – £910.00, not subject to VAT.
  • Stamp Duty (this depends on the value of your purchase property)
  • Bank transfer fee to complete purchase £30.00 plus VAT at 20%
  • Pre completion searches approx £7.00

Leasehold Sale

The conveyancing legal costs will range from £1,450 plus VAT at 20% for a sale up to £250,000 and £1,450 plus VAT at 20% to £2,750 plus VAT at 20% for a sale between £250,000 and £1,000,000.

Plus, disbursements of: –

  • Offical title registers, title plan and any documents £6-£12.00 plus VAT at 20%
  • Electronic Bank transfer fee per transfer £30.00 plus VAT at 20%
  • AML ID check per name (for sale only) £4.50 plus VAT at 20%
  • Leasehold management pack (this depends on the requirements of your freeholder/management company).

Leasehold Purchase

The conveyancing legal costs will range from £1,995 plus VAT at 20% for a purchase up to £250,000 and £1,995 plus VAT at 20%, £4,500 plus VAT at 20% for a purchase between £250,00 and £1,000,000.

Plus, disbursements of: –

  • Search fees are approximate as it depends on the location of property, includes Local Search, Drainage and Water search, environmental search, Plan search and Chancel check, AML ID check for purchase only, £400 inclusive of VAT at 20%
  • Land Registration fee – as scale charges depending on value of property and range from £20 – £910.00 – not subject to VAT.
  • Stamp Duty (this depends on the value of your purchase property).
  • Bank Transfer fee to complete purchase £30.00 plus VAT at 20%
  • Pre completion searches £7
  • Additional charges to be confirmed upon receipt of management pack. For example, notice fees, deed of covenant fees, certificate of compliance etc.

Re-mortgage

Legal costs £600 to £800 plus VAT at 20 %

Plus, disbursements of: –

  • Searches depend on the lender requirements or indemnity insurance.
  • Bank transfer fee per transfer required £30.00 plus VAT at 20%
  • Pre completion searches approx £5.00 plus VAT at 20%
  • Land registration fee depends on the value of the new loan or value of the property, but range is from £20 – £250 – not subject to VAT. 

Services included in our quoted fees

We anticipate that the quoted fees will cover all the work necessary to complete a sale and/or purchase transaction. However, we will inform you as soon as we can, if additional costs need to be incurred in your matter, as there may be circumstances where the fees may change. 

Services not included in our quoted fees

Using the help to buy scheme, shared ownership properties, purchase at auction or new build properties.  This list is not exhaustive. 

How long will it take?

The length of time it can take can be affected by many factors. As an average, the majority of transactions complete within 8-12 weeks. Cash purchases involving no chain generally proceed quicker. Referral Fees

If you are referred to us by an introducer where we pay them a referral fee, we will provide you with details of the arrangement and the fee we pay in the client care information that we send you at the start of your transaction. This fee is paid by us, so there is no additional charge for you to pay.
